MAXIMISE VALUE FROM 4D

4D modelling is a process that can yield many benefits to project delivery. Some are obvious, such as time and cost savings, others not so well promoted, such as improved safety and waste management. We are expert in maximising these benefits and ensuring that project teams gain the greatest advantage.

4D modelling may typically be used during all stages of a project’s lifecycle. We are often involved in feasibility studies and through procurement, and packaging. These early 4D models can then be increased in detail during contractor detailing and co-ordination. 4D modelling and workshops become most detailed during pre-construction and construction. Finally, we’re involved in dispute resolution (using 4D to discover and communicate delay and disruption) and facilities management (for example plant replacement strategies and future proofing).

At all stages, we encourage 4D workshops, allowing project teams to engage directly with the 4D model, exploring programme options and working collaboratively. 

We use Freeform’s services to improve certainty. Their initial model was produced when areas of the development were at RIBA Stages 0-3 and even at these stages the 4D model helped us advance specific areas of the programme and create key milestones. This has supported our delivery strategy and over the past 12 months we have continually worked with Freeform to develop our programme. We’ll use 4D modelling during programme development to better the benefits which have been realised on our previous 4D projects.
